The site comprises three large light industrial units arranged in rows.

The units were constructed in the 1960’s and are of steel framed construction with precast concrete aggregate cladding elevations.

Pitched roofing is covered with profiled asbestos cement sheets and incorporates GRP roof lights. 

The units were designed as single storey warehouse accommodation, however individual occupiers have undertaken their own fit out typically including mezzanine floors and administrative areas.

Sands Industrial Estate is situated off Hillbottom Road via Lane End Road, which joins New Road (A4010) and provides access to Junction 4 of the M40, 1 mile south east of the property. High Wycombe city centre is situated circa 2 miles to the east.
