The site comprises two separate parcels of land; the western parcel supports an area of undeveloped scrub and woodland, and the eastern parcel forms part of the Marian Mawr Industrial Estate.

Marian Mawr Industrial Estate comprises three detached buildings accommodating 9 light industrial units.

The estate comprises a mixture of terraced, semi detached and detached units providing warehouse, workshop, office and industrial accommodation.

The units are a mix of steel framed and conventional build with a mixture of brick and profiled metal clad elevations and pitched profile clad roofs.

The units generally have loading doors and external areas for parking and loading.

Dolgellau is a small market town situated at the foot of the Cader Idris mountain range in south Snowdonia. The town is approximately 30 miles to the north of Aberystwyth via the A487 and 40 miles to the North West of Newtown via the A470. 

The River Wnion is located from 60m north (at the closest point) and the A470m highway is located from 140m north of the site.

The estate is situated on the edge of the town centre and is a short drive across the Wnion river from the A470. 

Access to the developed area of the site is from the estate access road Parc Menter Marian Mawr to the north east or via Baker Street to the south east.
